An extensive remote appraisal of your HMO/HMO development that will include an insight into the current or proposed valuation, expected rental income (if required), yield expectations and the long term value potential.

We collect our information from dozens of resources and from within a network built over many years and thousands of HMO valuations to establish a clear understanding of your HMO’s (or proposed HMO) value and this can be from a sales or lender’s perspective.

This valuation includes all of the benefits included in the desktop appraisal plus;

  • A property visit (where access to each room is desired)
  • Internal and external photographs
  • A condition report
  • A location overview
  • Advisories on improvements (for rent optimisation, maintenance, value or saleability)
  • A professionally presented report

Please note that these valuations are undertaken by an experienced HMO valuation and sales team lead and generated based on many years experience within the industry. They are not, however, a RICS valuation or to form part of any mortgage related valuation. Due to our reputation within the industry, our reports carry good weight with lenders and surveyors but we cannot guarantee a lender will agree based on their own calculations or assessment of your individual circumstances.

Upon receipt of full payment and the required property information, HMO Sales Expert will generate the valuation report within 14 days. The completed report will be sent via email to the address provided on the application form. This timeframe is subject to the timely submission of accurate and complete information.
